What is a VA Loan?
A VA loan is a mortgage loan program offered by the U.S. Department of Veterans Affairs (VA) to help eligible veterans, active-duty service members, and their surviving spouses buy, build, repair, retain, or refinance homes.
The VA guarantees a portion of the loan, which is issued through a private lender like a bank, credit union, or mortgage company. This guaranty makes the borrower a more attractive buyer to the lender, which can result in more favorable terms.

What is required for a VA Loan?
In addition to many of the same documents required for other loan types, VA loan eligibility will need to be confirmed.
To be eligible, you generally need to have served:
- 90 consecutive days on active duty during wartime
- 181 consecutive days on active duty during peacetime
- 6 years in the Guard or Reserve
- 90 days under Title 32 orders, with at least 30 of those days served consecutively
Eligibility is confirmed by obtaining a Certificate of Eligibility (COE). This can be obtained by any approved VA Lender or online here.
